Residential and Commercial Bridging Loans
We are a whole of market broker who can deal with all commercial lenders operating in the UK. We can lend on residential and commmercial property. We have built strong relationships with the lenders and have access to business managers and underwriters who will discuss the deal in detail with us before making a decison on terms.
Our tailored bridging loan solutions are designed to meet the specific needs of our clients, providing funding for property purchases, renovations, and development projects.
Auction Purchase Financing
When purchasing properties at auctions, buyers often need quick access to funds. Traditional auctions normally require completion within 28 days. Bridging loans can provide the necessary financing to secure the property within this time frame. If the property is not in a mortgageable condition, it allows you to purchase the property, refurbish it and then remortgage using the higher valuation.
Refurbishment Loans
Refurbishment loans can be used to fund short-term property refurbishments, renovations or change of use. The exit for the loan can be sale of the property or securing a mortgage based on gross development value. These loans are particularly useful for properties that are in a dilapidated state and need significant work or change of use.
Different lenders have different options available depending on the type of project and costs of works. There are some lenders who will fund 100% of the cost of works.
Development Finance
We provide flexible development finance solutions to support residential and commercial property development projects of all sizes from £100,000 to £50 million.
We have lenders who will work with first time developers building their first house or apartments and others who offer favourable terms to experienced clients. This can be a lower interest rate, higher net 1 day loan amount or higher loan to GDV.

Our Story
Bridging Plain and Simple is a dedicated bridging loan company offering tailored solutions for residential and commercial bridging loans. Andy Done has been working in finance for over 25 years. He started off in personal loans and second charge mortgages, qualified as a mortgage adviser and spent 5 years working for Lloyds Bank alongside their commercial team. He decided he needed to become a broker so that he could offer his clients a better service and joined an estate agency. This is where he realised he could help his clients in all aspects of the house buying and selling process and started working with landlords looking to build thier property portfolios. As his clients started buying more HMO's, converting houses and semi commercial properties he realised he needed to be able to deal with more commerical lenders and joined the Openwork Partnership and became dual appointed as a commercial broker through Commercial Finance Brokers UK. He also qualified as a financial adviser so can help clients with all aspects of thier financial planning.
He specialises in auction purchases, refurbishment loans converting houses or commerical property into large HMO's, and development finance.
